Property Description
...Go west on N6156 for two miles. First road on the right is N6157. Take it north for 1/2 mile. N6157 turns west into N6158 (Rim Road). Take it west for 1/2 mile. N6157 tees into N6160 (Vista Canyon Road). Go north on Vista Canyon Road for 1/4 mile. Entrance gate to lot 307 ''Shadow Ranch'' is on the Northeast end of Vista Canyon Road. There is a primitive dirt driveway that leads up to the parking pad and R-Pod camper.
This parcel, Lot 307, and the parcel next door, Lot 308 (which is also listed for sale), are quite unlike the other Carrizo Ranch parcels which are flat prairie-type parcels with sandy soil and scrub brush. These two 40+ acre parcels are located along the northern edge of Carrizo Ranch, west of 191, and are the only ones with...continued in Supplement elevated 50-ft Chinle butte topography and a 100-ft mesa along the north bordering State Trust Land. These were originally sold as premium lots for $60K. They are only two of about ten lots that have petrified wood deposits, interesting rock formations, Indian artifacts, fossils and dinosaur bones on them. The wood and bones on these two parcels (Lot 307 and Lot 308) are the same as those found in the Petrified Forest National Park, except that with this land, you are allowed to collect and keep the wood and bones as the legal owner. The 2013 R-pod camper parked on Lot 307 is fully functional and will be included in the sale. See info from the Seller about the camper below. This land is perfect for exploring, off-grid, prepper and sustainable living, paleontology enthusiasts, fossil collectors, camping, nature lovers, students, veterans, ATV's, lifestock, farming and so much more!!! Hurry for this rare opportunity to own land which is the same as that of the Petrified Forest National Park, but privately owned, and you will personally own all the petrified wood deposits, interesting rock formations, Indian artifacts, fossils and dinosaur bones as well as 40+ beautiful acres in Arizona!
The camper is a 2013 R-Pod model 177. If you Google it you can see what it's like on U-Tube. It features a queen size bed, a dinette that also converts into a twin bed, bathroom with shower, slide out kitchen with microwave, three-way powered fridge and sink. Power inverter to charge deep cycle battery. Water and septic tank with press-to-view level meters. Propane heater and electric fan/AC unit. It requires a 4330 watt or bigger generator to power the AC and microwave at the same time (not included). The camper will be sold "as is" with no implied warranty or repair of unknown defects. Everything was working last month (July 2021) when we visited, but we do not use the plumbing fixtures as there is no waste dump where it is parked - so condition of water and sewage systems (except for level meters) is unknown since they have not been used since 2014. We carry in our own water and use a porta potty shelter when staying up there. We plan to continue our monthly visits until it sells.
The camper is currently locked. Since it is sitting unoccupied most of the time, we prefer to keep it locked. In addition, it is also stored with the slide out retracted (which butts it up against the bathroom door and path to the queen bed), so there is very little room to move about in it in that condition. You need to connect power (battery and generator) and electrically deploy the slide-out before you have enough room to walk around inside it. It is a really small, lightweight and compact design. Due to the fine sandy soil, it takes some work to clean up the camper floor before retracting the slide-out. We keep a broom and dustpan up there for that purpose and the floor needs to be clean before the slide-out pulls in. The whole process of opening it up and closing it would be best if it were not done without us there. If we get a serious buyer (the property itself will sell them), we can arrange to meet them up there on a weekend once we are in escrow to open-up and deploy the camper for entry and inspection.
There are R-pods on display at most major RV vendors. If they want to get an idea what the inside is like, they can find a model 177 set up on display at an RV dealer to get a feel for the close quarters comforts.
